Commercial Property Insurance
Commercial Property insurance covers losses that result from certain covered causes (also referred to as “perils”). There are three different types of loss forms a commercial property policy may be written on. A business has the choice of either Basic, Broad or Special Cause of Loss Forms. The Basic & Broad Forms cover only losses that are caused by the perils that are specifically listed in the policy as covered. Special forms, on the other hand, cover losses from all causes except those that are limited or specifically listed in the policy as excluded.
Workers Compensation Insurance
The explosion of Employment Practices Liability (EPL) lawsuits has generated some interesting developments in the insurance industry. Despite the fact that coverage under existing liability policies was minimal even without specific employment practices exclusions, insurers now commonly exclude this loss exposure from the Commercial General Liability, Umbrella and Workers Compensation policies. The trend toward removing coverage for EPL claims is the direct result of a dramatic increase in the frequency and severity of these claims.

The standard business owners policy provides liability coverage, as does a separate policy known as a commercial general liability (CGL) insurance policy. Generally, commercial liability insurance, whether purchased in a separate policy or as part of a standard business owners policy, will cover bodily injury, property damage, personal injury or advertising injury. The medical expenses of a person or persons (other than employees) injured at the business or as a direct result of the operations of the business are also covered.

The key differences between a commercial general liability and a professional liability insurance policy concern covered damages, coverage trigger, and covered activities. Commercial general liability policies cover losses caused by a wide array of events, but only if the loss results in bodily injury, property damage, personal injury, or advertising injury and arising from an occurrence as defined in the policy.
Builders Risk Insurance
Commercial property policies are principally designed to cover existing, completed buildings and property that is enclosed within them. They provide very little coverage on property that is in transit or at locations other than those that are scheduled in the policy as covered locations. For these and other reasons, buildings under construction are usually best insured under a separate builders risk policy, and the equipment that used by a business away from an insured premises is usually best insured under a separate inland marine policy.
A personal umbrella gives an additional, broader liability coverage that extends over your underlying liability limits. The minimum umbrella is 1 million with an average premium of $200 annually.
