I've lived here for almost a year, and love it. I was concerned because I read all the bad reviews, but I went and saw the place, and was impressed. Then I reread the bad reviews and noticed for the most part people sounded bitter and unhinged.

The staff is awesome! They plan events for the community, are super friendly and helpful (some more than others, but mostly they are...the manager is awesome, and hard to see Ericka without a welcoming smile on her face). They're super attentive to our needs, and if I submit a maintenance request, it's typically handled within hours. Maintenance has been a total non-issue, except how quickly things get handled...it's noticeable. Overall, I'd describe it as a family atmosphere.

As far as the residents, it's most mature folks, many families, and some singles. As a parent, I have observed that most residents either have kids or love kids.

They worked with me, and have with others on the unit, price, deposit, etc...proving very flexible.

Overall I've loved living here. The complex is super spacious, not the typical "cram in as much as we can," campus. Buildings have 20 yards between them, as does the pool, tennis courts, etc. All are well maintained.

Nothing is paradise. There is garbage/junk that residents leave around, like drink cups, etc....and it can sit there longer than I'd expect. I'm a responsible neighbor, and I like to teach my kids that if you see a mess, even if you didn't do it, clean it up. So when it's one or two things, and they're able to be touched without gloves, I will help out.

But my biggest negative is that they really need speed bumps. People drive entirely too fast through the parking lot. However, it's a nature of the design, as the lot is very wide and spread out. Enough for three or four cars to pass side by side. If it were tighter and constrained, maybe people would drive slower. As it is, speed-bumps would solve it, but puzzlingly, they don't install them.

Blatant Buffoonery at its Best



I had planned to rent the larger (still small) one bedroom.



pros: its cute and pretty new, areas of play for adults and children



cons: cheaply built, deceptive management and agents, NO STORAGE (not even an entry closet), no balcony or patio, no gate



This is not such a bad complex if you are a student or you’re not the type to be fussy about quality. The price is low and there are many “cutesy” features that I’m sure would be great for many people. However, as a working professional, this is NOT the place for me.



The first red flag was one of the staff members warning me that, “It would be best to put your deposit on a credit card so that it can be refunded quickly in the event anything were to happen.” I was drawn in to Lindsey Management by the low price of their units. I was also excited by the fact that I would be living in a brand new apartment community (or so I thought). I spoke with several members of the Trails at Rockwell staff and asked many questions. Most (about 90%) of my questions were answered with “I don’t know.” The staff was inadequately trained to handle even the most basic questions about their own community. Even a new apartment complex should understand the basic questions that renter’s ask and be prepared with a professional answer (even if they cannot at the time provide specifics).



Amanda in particular seemed to be especially ignorant. When speaking with her I received the standard, “I don’t know” to outlandish, bizarre, and asinine lies. I signed my application over six months before my scheduled move in date. Since I could tell that the organization in the management office was woefully lacking, I called periodically (about every 2 months) to check on the progress. I was told by Amanda that I had been assigned a building, but I could not be given the number to the building or the apartment number because the building had not been built yet! Of course that was an outrageous lie.



One month before my move in date Amanda (why I so often got stuck with her service I’ll never know) told me that I still could not be given a building number or unit number and that I would have to call two weeks before my move date. I specifically asked her if my desire to move in about 10 days before the end of the month would be a problem. I gave her a specific date, and she reassured me that I would have no trouble at all. I was called THREE WEEKS before my scheduled move in date and was advised that my apartment was ready. I stated my previously agreed upon move in date, and the representative (not Amanda) stated that they could only hold the apartment for FIVE DAYS!! I told her I could not move that quickly. She said that I would be moved to the next priority on the waiting list and would be called when a unit became available.



I went to the office three days later to ask about my moving situation. I was told (by Amanda) that “I DECIDED” to relinquish the apartment that they assigned to me, and I would now have to wait for an opening. She went on to advise me that they did have one unit available, but they could only hold it for ONE DAY (yes, from 5 to 1). This was a used unit, and to be frank, these apartments are far too poor in quality (and far too small) for any used unit to have ANY appeal. I went above her to speak with the manager, Megan, who gave me a song and dance about how I just happened to call them right before they were filled to capacity which is why it SEEMS that I have been given different procedures each time I spoke to them. She then proceeded to tell me that they in actuality can hold apartments for THREE DAYS. Then she promptly asked me if I would like to get my deposit back (I will exclude my obvious conclusions regarding this interaction). This was a blessing in disguise as I am now in a professionally run complex with a unit that far surpasses what I would have been stuck with at The Trails.

large 1 bedroom

I am not sure if all the large 1 bedrooms are located in the middle but it's horrible! You have a neighbor on both sides and your bedroom wall is basically the breeze way so you hear people walking and running to get to there cars or apt. You hear people coming up and down the stairs. Your bedroom wall is basically 5 steps from your neighbors front door and you hear them closing it all day and night. Stupid glass shower sliding doors are annoying cheap tile cheap appliances I cant wait until my lease is up... you hear noises all the time and I thought by moving on the 3rd floor it would be peaceful! Boy was I wrong! I wouldn't recommend anyone moving into the large 1 bedrooms horrible experience! I only have 4 months left and I can't wait to move! If you love peace and quiet this is not the place and not too mention when my neighbor and his girlfriend got into a fight and threw her out the door she landed right in front of my bedroom window! These apts look nice but the noise is unbearable! It's really not worth $645 a month for this stupid apt! dont do it!

CRAPPY APTS, RUDE EMPLOYEES, BUG ISSUES ALL THE TIME NOT JUST BEETLES BUT NASTY ROACHES!!!! NOT VERY LUXURIOUS, THEY TREAT U LIKE A CHILD AND REQUIRE RENT BE DRAFTED DIRECTLY OUT OF YOUR BANK ACCOUNT, JUST HORRIBLE I COULD GO ON AND ON, MY LEASE IS UP SOON ALREADY GAVE MY 30 DAY NOTICE. I also have a unresolved noise issue with the neighbors upstairs I have reported the stomping and banging numerous times and it still goes on. I have absolutely no peace in my unit and I am paying $800 a month I have paid $200 less other places and have had a better quality of living. I feel bad for the people that will reside here after I move out of this unit.

Beware!!!!!!!Horrible Property Management

Terrible apartments managers very stuck up not approchable as soon as you move in your apartment they are rude and they treat you like kids with their quiet hours not to mention you can only have one guest per apartment and the auto drafts are terrible nothing but ghetto people moving beware!!!! will be leaving as soon as lease is up

Great experience living here. Best family atmosphere around. Management has bent over backwards to meet our ever needs. Rented the clubhouse for a birthday party and it was perfect!

Horrible Managers Do Not Stay Here!!!

Managers are very rude they do not care about you Wendy who is at fayetville location is also very rude and does'nt care whatsoever they will hand out warning notice left and right like nazi's you cant play outside with your family for fear you may become to loud outside and recieve a warning !!!! Horrible leasing agents and managers period!!!

Property and Community Manager will swear at you. They will cut you off while you are trying to explain a situation or problem. They will not explain anything that you ask for. They will us any and all means to THREATEN you into complying with what they want. That is not how you run a business. Also, if there are any problems they will direct you to a phone number that will put you in contact with Wendy. Though Wendy is anything but helpful. She tries to spin it back making the fault see like your own personal problem. She will interrupt you, degrade you and hang up on you in middle of the conversation. She is apparently the highest person that there is to talk to about any problems.



I strongly discourage people from renting from here or any other Lindsey Management properties. I am only one of may different residents that I have talked to who have this same feeling and observations.
